All of the apartment buildings currently being managed have a vacancy factor of less than ½ of one percent. This number has been constant since 2000. They have a cost factor of less than 30% which beats the industry average by 15%. As for our commercial buildings we currently have a vacancy of 4% along both retail & office lines.
Our managerial approach is geared to minimize expenses, ease owner concerns and retain quality tenants. Operational services include leasing, tenant relations, construction management, insurance evaluation, maintenance, and record keeping. BOS Commercial currently manages close to half a million square feet of retail and office space and over 200 apartment units.
We have an extensive client base of business owners that are looking for spaces for lease. Our aggressive marketing to those owners is why most of our buildings are full in this recession. We also network and cooperate with over 400 commercial brokers in the Los Angeles, Orange County and the Inland Empire.
For Homeowner's/Condo Associations we provide a comprehensive list of services custom fit to their needs. Including but not limited to Collection of HOA fees, financial reporting, construction management, enforcement of CCR, full time staff for larger complexes, attendance to all meetings, supervision of vendor staff, discounted construction services to all homeowners, leasing of non-owner occupied residents, creation and implementation of management plan, budgeting, and insurance evaluation.
